This agreement explains your residential pest service with The Edge Pest Control LLC (the “Company”). It covers what’s included, how we schedule and bill, and how to cancel. 1) Parties; Property; Term

1.1 Parties. This Residential Service Agreement (this “Agreement”) is between The Edge Pest Control LLC, a Kentucky limited liability company (the “Company”), and the undersigned customer (“Customer”).

1.2 Service Address & Access Areas. Service will be performed at:

2) Definitions

Covered Pests: The insects and rodents listed in §5 and Exhibit B.
Excluded Pests: The pests and services expressly excluded in §6 and Exhibit B.
Service Methods: Inspection, targeted interior treatments as needed, exterior perimeter/barrier treatments, crack‑and‑crevice applications, web/nest removal, baiting/monitoring, yard granules, and other label‑compliant applications.
Barrier/Perimeter: Exterior treatment band around the foundation and entry points.
On‑Demand Visit: A re‑service requested by Customer between regular visits for Covered Pests.
Seasonal Service Window: The recurring time period stated for a plan component (e.g., mosquito service April–October).
Devices: Monitors, bait stations, traps, and related hardware placed by Company.
AutoPay: Customer’s authorization for recurring card/ACH charges.
Prepay: Advance payment of future service months with stated savings.
Force Majeure: See §18.


3) Plans & Pricing

3.1 Prepay Savings. Prepay any 10 months and receive 2 months free (see §12 and Exhibit I).
3.2 Taxes & Surcharges. Prices exclude applicable taxes. A fuel/transport surcharge may apply and may be adjusted with notice.
3.3 Out‑of‑Scope/À‑la‑carte. Non‑covered pests/services require a separate quote and authorization.


4) Detailed Service Scope

4.1 Initial Corrective Service. Company will inspect the Property and perform targeted treatments based on findings.
4.2 Recurring Service. During each routine visit, Company will perform exterior perimeter/barrier treatments; treat cracks and crevices; remove accessible spider webs and wasp nests within safe reach; and, where applicable by plan, apply yard granules and service devices.
4.3 On‑Demand Visits / Re‑service. If Covered Pests recur between scheduled visits, Company will re‑treat at no additional charge.
4.4 Mosquito/Tick/Flea (Where Included). Season: April–October. Areas: vegetation and landscape beds; low limbs up to ~10 feet; shaded grasses; eaves/overhangs; under decks/porches; limited non‑eliminable standing water.
4.5 Service Reports. After each visit, Company will provide a digital or printed report with notes, recommendations, and products used.


5) Covered Pests (Closed List)

Core crawling insects: ants (non‑carpenter), cockroaches, spiders, silverfish, earwigs, crickets, centipedes, millipedes, ground beetles.
Other household pests: carpet beetles, pantry/stored‑product pests, clover mites, psocids, springtails, pillbugs/sowbugs, bird mites, overwintering insects.
Rodents: mice and rats (monitoring/baiting; emphasized in Plus/Ultimate).
Ultimate Add‑Ons (if Ultimate selected): ticks; fleas (interior); mosquitoes (seasonal).


6) Excluded Pests & Services

Termites/WDI; bed bugs; wildlife; wood‑destroying fungi; heavy German cockroach infestations (unless separately quoted); pest‑related damage repair; construction/exclusion work; moisture remediation; and WDI inspection reports are excluded unless covered by a signed addendum with separate pricing. See Exhibit B.


7) Standard of Care; Methods; Limits

7.1 Professional Judgment. Company selects lawful, label‑compliant products and methods in its professional judgment.
7.2 Reasonable Care; No Insurer. Pest control outcomes depend on conditions beyond Company’s control. Company provides services with reasonable care but is not an insurer of pest absence.
7.3 Exclusive Remedy. Customer’s exclusive remedy for service issues is additional service (re‑treatment).
7.4 No Damage Repair. Company does not repair pest damage or secondary effects.


8) Customer Responsibilities

8.1 Sanitation/Exclusion. Promptly correct conducive conditions noted in reports (e.g., clutter, leaks, food/water sources, wood‑to‑ground contact).
8.2 Access & Safety. Provide safe access to interior/exterior, attics/crawlspaces; control pets; disclose sensitivities/allergies before service.
8.3 No Conflicting Treatments. Do not apply conflicting DIY or third‑party treatments; disclose prior treatments.
8.4 Prep Compliance. Follow prep checklists in Exhibit F. Guarantees may be paused if prep is not followed.


9) Scheduling; Same‑Day Service; Weather

9.1 Routing Windows. Company provides arrival windows and may adjust for routing efficiency. Customer may reschedule with reasonable notice. Company may communicate by text/email.
9.2 Same‑Day Service. Often available subject to route capacity and weather; not guaranteed.
9.3 Weather Delays. Outdoor services may be delayed for safety/effectiveness; indoor services may proceed.


10) Equipment & Devices

10.1 Ownership. Devices remain Company property.
10.2 Care & Loss. Customer is responsible for loss/damage beyond normal wear; replacement fees apply per Exhibit H.
10.3 Retrieval. Company may retrieve Devices upon non‑payment or cancellation.


11) Payment, Billing & Fees

11.1 Billing Cadence. Monthly charges occur on the service date (unless otherwise stated). Initial/curative work is due at completion unless agreed in writing.
11.2 AutoPay Authorization. If selected, Customer authorizes recurring card/ACH charges until revoked in writing. Revocation of AutoPay does not cancel service. (See Exhibit D.)
11.3 Due Date & Late Fees. Invoices are due Net 30. Late charges may be assessed up to the maximum allowed by law. Warranty may be suspended if the account is more than 60 days past due.
11.4 Returned Payments. Bank/processor fees are passed through.
11.5 Fuel/Transport Surcharge. May be adjusted periodically with notice.


12) Promotions, Price‑Match & Marketing Disclaimers

12.1 Price‑Match Guarantee. Company will beat any written quote (dated within 30 days) from a licensed local provider for substantially equivalent services within Jefferson, Oldham, Shelby, or Bullitt Counties. Excludes coupons/flash deals and non‑comparable scopes. Present prior to scheduling.
12.2 Same‑Day Service. Subject to capacity and weather; cutoff times may apply.
12.3 Prepay 10 → Get 2 Free. Applied as monthly credits. Early cancellation refunds are net of free months already applied. Credits are transferable to a new homeowner at the same address upon request.
12.4 Mosquito Season Prepay (Save One Month). If canceled mid‑season, refunds are calculated at the standard per‑spray rate minus the free‑month value, for services already rendered.
12.5 Marketing Communications. With consent, Company may send email/SMS about service and offers; easy opt‑out; Company does not sell personal information. See Exhibit E.
12.6 First Month Free (if offered). New recurring customers only; cannot be combined; excludes one‑time services, taxes, and surcharges.


13) Cancellation; 3‑Business‑Day Rescission; Company Suspension

13.1 Cancel Anytime with 30 Days’ Notice. Customer may cancel by emailing [email protected] from the account email. Service and billing may occur during the 30‑day notice period. The account must be current to close.
13.2 3‑Business‑Day Right to Cancel. Customer may rescind this Agreement by midnight of the third business day after signing. Company will refund within 10 business days. See Exhibit C for the Notice of Cancellation form and instructions.
13.3 Company Suspension/Termination. Company may suspend/terminate for non‑payment, safety concerns, or uncorrected conditions, upon notice by email or mail.

13.4 Company and its technicians. Company and/or its technicians may at any point cancel, re-schedule, or turn away service on arrival for any reason but not limited to verbal/physical abuse, homes deemed “unsafe”, dogs out during service or any reason deemed appropriate.


14) Warranties; Disclaimers; Limitation of Liability

14.1 Service Warranty. Company provides a re‑treat guarantee for Covered Pests between visits.
14.2 No Other Warranties. Except as expressly stated, Company disclaims all other warranties (including implied warranties) to the fullest extent permitted by law.
14.3 Damages Cap. Company’s total aggregate liability arising from or related to this Agreement is capped at the fees paid by Customer in the 12 months preceding the event giving rise to the claim.
14.4 No Consequential/Special Damages. Company is not liable for indirect, incidental, consequential, special, exemplary, or punitive damages.


15) Indemnity

Customer will indemnify, defend, and hold harmless Company and its personnel from claims, damages, and expenses arising out of Customer’s breach of this Agreement, failure to follow prep/safety instructions, or misuse of Devices.


16) Privacy; Data; Photos

Company collects service notes, photos (before/after and conditions), and Device telemetry (if any). Photos may be used internally for training and compliance. Customer may optionally consent to limited marketing use of de‑identified photos (see checkbox at signature). Company does not sell personal information. See Exhibit E.


17) Governing Law; Dispute Resolution

17.1 Governing Law. Commonwealth of Kentucky.
17.2 Mandatory Arbitration; Class Action Waiver. Any dispute arising out of or relating to this Agreement shall be finally resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules, on an individual basis only. Class, collective, and representative actions are waived. Venue for any in‑person proceedings is Jefferson County, Kentucky.
17.3 Small Claims Carve‑Out. Either party may pursue an eligible claim in small claims court.
17.4 Injunctive Relief. Either party may seek temporary injunctive relief to protect confidential information or IP.


18) Force Majeure

Company is excused for delays or non‑performance caused by events beyond its reasonable control, including weather, supply chain issues, labor actions, acts of God, and governmental orders.


19) Subcontracting; Assignment

Company may subcontract to qualified, licensed partners. Company may assign this Agreement. Customer may assign to a purchaser of the Property with written notice and if the account is current.


20) Notices; Electronic Communications

Notices may be sent to Customer’s email on file, through Customer’s portal (if applicable), or by mail to the Service Address. Customer consents to electronic signatures and records for this Agreement.


21) Miscellaneous

This Agreement (including Exhibits/Addenda) is the entire agreement and supersedes prior discussions. If any part is invalid, the remainder remains enforceable. Waivers must be in writing. Section headings are for convenience only. Provisions that by their nature should survive termination will survive.

Exhibits (Integral to the Agreement)

Exhibit A – Service Plans & Pricing (Summary)

This Exhibit describes the available plans, their cadence, and what is included with each option. Prices exclude applicable taxes and any fuel/transport surcharge noted in §3.2. All services are performed using label‑compliant methods, and interior treatments are provided as needed based on inspection and customer request.

Protect — $35.99/month. Protect is designed for general household pest prevention on a quarterly (or routed‑equivalent) cadence. Each visit includes an exterior perimeter/barrier treatment around the foundation and typical entry points, targeted interior service upon request, and accessible web and wasp‑nest removal within safe reach. Rodent devices, yard granules, and mosquito treatments are not included in this entry‑level plan.

Plus — $89.99/month. Plus increases frequency to bi‑monthly service and adds proactive protection for rodents. Each visit includes everything in Protect—exterior perimeter/barrier treatment, targeted interior service as needed, and accessible web/nest removal—plus placement and servicing of rodent bait stations and/or monitors, as well as application of yard granules where applicable to improve exterior control. Mosquito service is not included in Plus.

Ultimate — $119.99/month. Ultimate is our most comprehensive plan with monthly service for the highest level of prevention and rapid response. Each visit includes the exterior perimeter/barrier treatment, targeted interior service on request, accessible web/nest removal, and enhanced rodent baiting/monitoring. Yard granules are included where beneficial. Ultimate also includes seasonal mosquito reduction service from April through October, generally performed every 21–30 days within that window, weather permitting.

Mosquito‑Only — $69.99 per spray (April–October). For customers seeking seasonal relief without a full pest plan, we offer stand‑alone mosquito service approximately every 21–30 days during the April–October season. This service targets vegetation, low tree limbs (to roughly 10 feet), landscape beds, shaded grasses, eaves/overhangs, and limited non‑eliminable standing water as described in §4.4.

Scheduling Notes. Service windows are routed for efficiency and may shift due to weather and safety, as noted in §9. Interior service is available on request at any routine visit for Covered Pests. If Covered Pests recur between visits, re‑service is provided at no additional charge under §4.3.

Add‑Ons/À‑la‑carte. The following items are not included in the plans above and require a separate quote and authorization: heavy German cockroach cleanouts; wasp nests located above safe reach or requiring special equipment; exclusion repairs; wildlife services; bed bug treatments; and WDI/termite inspection reports. Where offered, pest‑specific addenda will control the scope and pricing for those services.

The Protect plan costs $35.99 per month and includes quarterly (or as routed) service. It features targeted protection, is reachable, and includes basic pest control, but does not include termite, rodent, enhanced coverage, or mosquito services.

The Plus plan, priced at $89.99 per month, provides bi-monthly service. It includes targeted protection, reachable coverage, and adds termite and rodent protection (as applicable), but does not include mosquito services.

The Ultimate plan costs $119.99 per month and offers monthly service. It includes targeted protection, reachable and enhanced coverage, as well as termite, rodent, and mosquito protection.

Finally, the Mosquito-Only plan costs $69.99 per spray, with treatments scheduled every 21–30 days from April through October. This plan focuses exclusively on mosquito control and does not include any of the other service features.


Exhibit B – Covered vs. Excluded Pests (Matrix)

Covered (by plan): ants (non‑carpenter), cockroaches, spiders, silverfish, earwigs, crickets, centipedes, millipedes, ground beetles, carpet beetles, pantry/stored‑product pests, clover mites, psocids, springtails, pillbugs/sowbugs, bird mites, overwintering insects; mice and rats (per plan); ticks/fleas/mosquitoes (Ultimate as noted).
Excluded: termites/WDI; bed bugs; wildlife (bats, birds, raccoons, squirrels, etc.); wood‑destroying fungi; heavy German cockroach infestations (unless quoted); structural repairs; moisture remediation; construction/exclusion work; WDI inspection reports.


Exhibit C – 3‑Business‑Day Notice of Cancellation (Form)

Instructions: You may cancel this transaction, without any penalty or obligation, by midnight of the third business day after the date you sign this Agreement. Exhibit D – AutoPay Authorization (Card/ACH)

I authorize The Edge Pest Control LLC to charge my card/bank account for recurring monthly service fees, taxes, and surcharges under my selected plan, and for any approved add‑ons. I may revoke this authorization by emailing [email protected] at least 3 business days before the next scheduled charge. Revocation of AutoPay does not cancel service. I will maintain a valid payment method on file.


Exhibit E – Privacy Notice (Short Form)

Data We Collect: contact info; service history; photos; device telemetry; payment info.
Why We Use It: scheduling, service delivery, safety/compliance, billing, and—if you consent—marketing about our services.
Sharing: with service providers (e.g., payment processors) and subcontractors as needed; we do not sell personal information.
Retention: for as long as needed for services, legal compliance, and records.
Your Choices: update your info, request copies, or opt out of marketing by contacting [email protected].


Exhibit F – Customer Prep & Safety Checklist

Interior: clear sink areas; store food; empty accessible cabinets/drawers if requested; reduce clutter; secure pets; disclose sensitivities.
Exterior: ensure gate access; trim vegetation touching the foundation; clear debris; unlock sheds.
Access: provide safe access to attics/crawlspaces; notify of hazards.
Aftercare: follow any re‑entry or ventilation guidance on the Service Report.

Excludes limited‑time coupons, bundled promotions, or non‑comparable scopes. Present prior to scheduling.
Prepay 10 → Get 2 Free: Credits applied monthly. If canceled before 12 months, any refund equals the prepay amount minus (a) the value of services already delivered at standard monthly rates and (b) credits representing the free months already applied. Credits may be transferred to a new homeowner at the same address upon request.
Mosquito Season Prepay (Save One Month): Refunds for mid‑season cancellations are calculated at the standard per‑spray rate for services delivered, less the value of one free spray already applied.
Same‑Day Service: Availability varies by route capacity, booking time, and weather. Not guaranteed.
